The Cross Lanes Farm site falls within the parish of Arborfield, amongst a cluster of sustainable settlements including the new Arborfield Green development to the south, Arborfield Cross and Arborfield itself. The market town of Wokingham sits to the east and Reading is to the north.

 

The site sits adjacent to the newly opened Observer Way A327 bypass to the west, including the new dedicated pedestrian and cycle route, part of Wokingham Borough Council’s new Greenways project (route K). North of the site is Arborfield itself, and Reading Road onto which the site enjoys a frontage creating another opportunity for pedestrian, cycle and vehicular access. Arborfield Cross sits to the north east, with Swallowfield Road to the east.
